Privacy Policy

Version 2026-10-22 · Effective October 22, 2026

This policy explains what personal information Ricsam LLC ("InvestorA", "we", "us"), a Texas limited liability company, collects through investora.money (the "Service"), how we use and share it, and the choices you have. Questions: support@investora.money.

The short version: we collect what you give us to run the Service, plus basic technical logs. We do not sell your personal information, we do not show ads, and we do not use your information for targeted advertising. Your saved analyses are private. Your information goes to another user only when you contact them, and to Black Diamond Capital only when you send a financing request.

1. What we collect

You give us:

  • Account: name, email address, password (stored only in hashed form by our authentication provider), and, if you add them, phone number and how you describe yourself (investor, realtor, wholesaler or other), and, if you describe yourself as a realtor, your brokerage or broker name.
  • Your work: analyses and their versions, deals, notes, comparisons, the minimum returns you set.
  • Saved searches and email choices: the searches you save (their filters and names), whether each one emails you, which optional emails you have turned off, and when you last confirmed that a listing of yours is still available.
  • Listings you post: property address and details, asking price, your figures, description and photos.
  • Messages to publishers: your message, plus the contact details sent with it (see Section 3).
  • Financing requests: legal name, company, email, phone if you give it, the deal's figures, and your answers about the deal (contract status, closing date, experience, credit range, cash available, timing and notes).
  • Agreements: which version of the Terms and Privacy Policy you accepted, that you confirmed you are 18 or older, that a financing request is for an investment property, and any permission you give for calls or texts, each with the date, time, IP address and, for calls or texts, the phone number.

Collected automatically:

  • Technical logs: IP address, browser and device type, pages requested, and timestamps, kept by our hosting and database providers to run and secure the Service.
  • Cookies: only cookies needed for the Service to work: the sign-in session cookies, a temporary cookie used only while you reset your password, and ia_counted, which only records that this browser has already been counted in our daily total of visitors, so it is not counted again for 30 days; it holds no identifier and nothing about you. A one-day cookie, investora_first_save, shows the suggestion to install InvestorA on your phone after you confirm your email, and is removed the first time it is used, or after a day; if you choose "Not now" or close the suggestion, a note kept in your browser — not a cookie, and never sent to us — remembers it for one day; if you tell us on an iPhone that you already installed the app, a second note of the same kind stops the suggestion on that phone; and the app keeps a saved copy of our offline page so it can tell you when you have no connection. None of these holds anything about you. We do not use advertising or cross-site tracking cookies.

We do not knowingly collect information from anyone under 18 (see Section 9). We do not ask for Social Security numbers, bank account numbers or credit reports, and we ask you not to put them in notes or messages.

2. How we use it

To provide the Service (create your account, run and save your analyses, show and moderate listings, deliver messages and financing requests); to send service emails, and the optional emails you have not turned off (new listings for your saved searches, and a reminder to confirm that your listings are still available); to keep the Service secure and prevent fraud and abuse; to understand how the Service is used through aggregated, non-identifying statistics; to comply with the law and enforce our Terms; and for anything else only with your consent.

3. When we share it

  • With a publisher, when you contact them: your name, your email address and your message, sent by email so they can reply to you. Your phone number goes only if you choose to share it.
  • With buyers, when you publish a listing: the listing itself is public. It shows your first name, the initial of your last name, how you describe yourself, the year you joined and, if you describe yourself as a realtor, your brokerage name, together with the date it was published. Your contact details are not shown publicly. Buyers reach you through the Service, and you choose whether to share your name, phone, email and the property's exact address with a buyer who wrote to you. Once you share them, that buyer sees them with their request in the Service — as your account has them at the time, so a later change shows there — for as long as your account is open, also after the listing leaves the marketplace, and we email them a copy, which they keep.
  • With Black Diamond Capital, when you send a financing request: Black Diamond Capital, a d/b/a of BD Flip Texas LLC ("BDC"), shares an owner with Ricsam LLC. When you send a request, the information on the request screen goes to BDC, which uses it to work on your request and contact you. After that, BDC's own privacy policy applies to its copy. We share nothing with BDC unless you send a request, and BDC does not pay us for it.
  • With service providers who process data for us under contract and only to run the Service: Supabase (database, authentication and file storage), Vercel (hosting), Resend (email delivery). Their servers are in the United States.
  • For legal reasons: when required by law, subpoena or court order, or when needed to protect the rights, safety or property of users, the public or InvestorA.
  • In a business transfer: if Ricsam LLC is involved in a merger, acquisition or sale of assets, your information may transfer as part of it, and this policy will continue to apply to it.

We do not sell personal information and do not share it for targeted advertising.

4. Calls and text messages

InvestorA does not call or text you. On a financing request you may separately allow BDC to call or text you, including by WhatsApp or automated means, about that request. It is optional and not a condition of anything. Reply STOP to BDC's messages to stop them, or HELP for help. Message and data rates may apply. Without that permission, BDC contacts you by email only.

5. How long we keep it

  • Your account and work: while your account is open.
  • When you delete your account (from your Account page, immediately): we delete your sign-in, name, phone, analyses, deals, minimums, saved searches and email choices, take down your listings and delete their photos. What we cannot pull back: messages you already sent to other users (they keep their copy); contact details you shared with a buyer, in the email we sent them (in the Service they see "Deleted user" instead); financing requests already sent to BDC (we remove your details from our copy and forward your deletion request to BDC, which handles its copy under its own policy); and moderation records, which remain with "Deleted user" in place of your name and email. Listings that were public remain in our records as archived, with the property address and figures but without your name, photos or description, so our moderators can recognize the same property if it is posted again.
  • Agreement records (Terms acceptance, age confirmation, investment-property confirmation, call and text permission): kept for up to five years after they are given, even after account deletion, as proof of what you agreed to, and then deleted.
  • Backups and logs: deleted information may remain in encrypted backups and technical logs until they are overwritten, normally within 7 days.

6. Your rights and choices

You can see and change most of your information on your Account page and delete your account there at any time. You can also ask us, at support@investora.money, to:

  • confirm whether we process your personal information and give you a copy of it;
  • correct inaccurate information;
  • delete your information;
  • give you your information in a portable format.

We will verify your request using your account email and answer within 45 days, or tell you if we need up to 45 more. If we decline, you may appeal by replying with the subject "Appeal"; we will answer the appeal within 60 days. If you are not satisfied with the appeal, you may contact your state attorney general (in Texas: texasattorneygeneral.gov). We will not treat you differently for using these rights.

Texas residents: we offer these rights to everyone, as the Texas Data Privacy and Security Act describes. We do not sell personal data, do not process it for targeted advertising or for profiling with legal or similarly significant effects, and do not process sensitive data as defined by that law. Residents of other states may have similar rights under their state's law; use the same email to exercise them.

Emails: you can turn off the daily email for your saved searches and the still-available reminder in Account, under "Emails we send you", or with the Stop link in each of those emails. Service emails cannot be turned off while your account is open (see Section 7 of the Terms).

7. Security

We use measures such as encrypted connections, hashed passwords, access controls in our database so each user can reach only their own private data, and limited internal access. No system is perfectly secure. If a breach affects your personal information, we will notify you and the authorities as the law requires.

8. People outside the United States

The Service is run from the United States and your information is stored and processed there. If you use it from another country (for example, with a Mexican phone number), you understand that your information is handled under U.S. law.

9. Children

InvestorA is only for people 18 and older. Every account confirms its holder is 18 or older. If we learn that an account belongs to someone under 18, we will delete it and its information. If you believe a minor has an account, write to support@investora.money.

10. Changes to this policy

We may update this policy. Each version shows its date. If a change is material, we will tell you by email or in the app before it takes effect.
